Mourinho is presently in charge of Benfica but appears to be a leading contender to replace Alvaro Arbeloa at Madrid this summer.
According to ESDiario, a video call took place this week between Mourinho and Perez.
Mourinho reportedly laid out his 10 conditions for returning to the club, which were presented as a package and are non-negotiable.
Among the conditions are a two-year contract, no interference in team selection, bringing in his own coaching staff (which might include Arbeloa) and only dealing with Perez as his sole point of contact.
Mourinho would also want to trim as many as seven players from the squad, cut down on the demands of Madrid’s pre-season tours and see the departure of fitness coach Antonio Pintus, who was brought back by the club in January.
The ball is now said to be in Perez’s court over Mourinho's signature.
Man Utd lead Ederson race
Manchester United have reportedly shown the ”most interest” in Atalanta midfielder Ederson.
United are looking to strengthen their midfield this summer with Casemiro departing.
Transfer expert Matteo Moretto has claimed that Man Utd are making moves to sign Ederson.
”I can tell you that Manchester United are currently the club that has shown the most interest, offering around €4.5 million (£3.8m) net per year,” he said on YouTube.
”Arsenal have also made enquiries, though Ederson is not a priority for them. Right now, United appear to have the strongest financial capacity.”
United will be returning to the UEFA Champions League next season after securing qualification via their Premier League finish.

Madrid interest in Yildiz
Real Madrid are interested in Kenan Yildiz, according to Gazzetta dello Sport.
The 21-year-old is seen as one of the top young players in Europe and only recently signed a new long-term deal with Juventus until 2030.
It is reported that Yildiz would be a ”dream” signing for Real president Perez, who is keen to strengthen after another campaign that looks set to finish without a trophy.
Yildiz has 10 goals and six assists in 34 Serie A appearances for Juventus this season.
Chelsea target El Mala
Chelsea are reportedly among the clubs interested in Cologne’s Said El Mala.
The 19-year-old has been in impressive form this season with 12 goals and four assists in the Bundesliga.
According to BILD’s Christian Falk, Chelsea have their eyes on Mala and could compete with Brighton for his signature.
”This is now the club that has their eye on El Mala. Cologne demand €50m (£43m). Brighton would have been prepared to pay €35m (£30m), which was not enough for Cologne," Falk said.
”But now, there’s a question. Is there a club out there prepared to pay €50m? The hope is that it’s Chelsea. They are interested in the player, but if they’ll pay so much for a German talent remains to be seen – we don’t yet know. In the meantime, Cologne would be happy to keep the 19-year-old winger.”

No Bayern interest in Rashford
Falk also reports that Bayern Munich have no plans to sign Marcus Rashford.
Bayern have been linked with a move for Newcastle’s Anthony Gordon and Rashford could be on the market because his loan with Barcelona is set to expire.
But Falk said: ”FC Bayern have a list of options – it’s not just Gordon. He is the player they would like to have. However, Rashford is not on this list.”
